Heads Out for Spring
The turtles have come out of hibernation on Green Lake and Lake Washington and many people are thrilled to see them. For some folks, seeing the turtles bask in the sun on wooden logs is the unofficial start to Spring.
Turtles surfacing the waterline is a magical time in Seattle. These shelled critters act as a barometer for this body of water we know as Green Lake.Many of the flowers and cherry blossom trees have been out for about a month now but the turtles seem to know when there’s little chance of going back to freezing temperatures.
Baseball’s in the air too! The Seattle Mariners have their season opening game at Safeco Field today after starting the season overseas in Japan. There have been more and more Green Lake open houses, too, and that’s another sign that warmer weather and sunny days are more common. Don’t Forget The Green Lake Pathway of Lights Tonight!
The Green Lake path is something I hold very dear and near to me. This year in particular, I have been one with it and walked it on most days during the year only to stray to the Lake Union Loop, Queen Anne Boulevard, or the Discovery Park Loop Trail once in a while.
From to the Seattle Parks & Rec Site:
This years event is Dec 10th, 2011 from 5-8 p.m. (every 2nd Sat in Dec.). This yearly event brings neighbors, friends, families and Seattle together to light up the night in one of the darkest months of the year in a celebration of light and the many holidays of December. Volunteer music groups, and people setting up and taking down the candles and helping with the event wanted!
The event is free and open to the public and this year is December 10th, 2011 from 5-8pm. The event includes 4 music stages around the 2.8 mile lake, with holiday performances by music groups of 20 or less (unamplified). The 2.8 miles of the interior of the lake are light by over 2500 candles; in addition docks and some paths leading to the lake are also lit. You are encouraged to light up the night yourself, with glow sticks and other items.

Green Lake in Seattle
Green Lake is so pretty this time of year if the weather is cooperating. I had the great pleasure of walking in the bright sunshine yesterday under ideal conditions.
I walk Green Lake or Lake Union almost every day. Green Lake is just under 3 miles and Lake Union is about 6 miles. Green Lake is good for a slow stroll, a jog, bike, strollers, skates, blades, hula hooping blades, wagons, and just about any other thing you can imagine and it is nice because if you feel like going around twice, it is easy to do so. It usually takes me about 45 minutes to walk around the lake rain, snow, or shine at a fairly brisk pace. it is flat for the most part and has great scenic sites along the way.
I now count myself among one of the lucky who get to live within walking distance from the lake, but there is ample parking if you need to drive to get there.

Looking to buy some Tangletown Real Estate? Is it a wise purchase? What kind of neighborhood life is Tangletown? What about the schools?
 Tangletown Home Geographically, Tangletown is nestled between south Green Lake and north Wallingford. Living here you can still take advantage of Green Lake’s paddle boats and basketball courts while walking to Wallingford for a glass of wine and live music. But Tangletown has its own main drag (North 56th Street) you don’t want to miss! Get an updo at Beehive Salon then walk across the street to grab one of many hotdog selections at Diggity Dog Hot Dog & Sausage stand and wash it down with a brew at the local Elysian Brewing Company ~ just kiddy corner from Might O Donuts.

Located at 63rd and Green Lake, it has three separate rooms for the Poohbears, Piglets, and Tiggers in a huge brick church. My daugther went there from 1 year old as a Poohbear and graduated at age 5 as a Tigger. She’s seven now and STILL talks about her teachers from Green Lake Day Care and Preschool.
The Elementary school will be McDonald in 2012 after a complete facelift but for now, it’s Lincoln Elementary. Middle School is going to be Hamilton, and Roosevelt for high school. I recommend going to the Seattle Public Schools Website for more detailed information.

 Green Lake's East Beach Green Lake Real Estate For June 2010: Ah yes, July 2nd is already upon us. To most that means the 4th of July holiday right around the corner. For me, it means the end of another month = stats time!
Let’s take a peak at what Green Lake Real Estate in Seattle did for June 2010. Wow! 19 homes sold just in the month of June 2010. I usually see around 12 to 15 homes per month.
The lowest = $275,000 for a lovely 2 bedroom/1 bath/640 square feet (yikes - tiny!) home.
Highest bidder went for $770,000 for the lovely home on Bagley Street (to die for!) sitting pretty at 4 bedrooms/1.75 bath and 2475 square feet.
What does the median get you in Green Lake? A one of a kind 1920-something craftsman charmer at about $443,500 for a two or three bedroom 1.50 bath home. You’re looking at paying about $260.00 per square foot. All these 19 homes sold in June got 99% of asking price and 29 days on the market, I might add.
What does this tell us? Prices are holding steady. Homes must be in top shape to get the serious buyers. I see many homes that have potential if they just would have put forth a little more effort. This is where I plug a helpful article entitled 5 Top Selling Improvements On A Budget.
And make sure your Realtor uses a professional photographer. I’m not even a home buyer but I can look at one or two badly represented photos on a listing’s website and opt out to preview it for my clients.
Okay, so getting back to real estate in Green Lake, you’re aware of the solds now so what’s active? These are active listings just for June 2010. These are fresh listings only. 31 new listings and it’s consistent with the sold activity. Average list price is hovering arond $483,000 but there is some high ticket homes that raised the list price for June. Lowest priced home on the market in Green Lake is $240,000 and highest rings in at $1.300,000 on Green Lake Way North. The average price per square foot is $265.00. Compare this to the sold price per square feet of $260.00 tells you there is some wiggle room there for buyers.

 In the Northern part of Seattle, you can find homes in the amazing neighborhood of Green Lake! Green Lake official neighborhood boundaries are pretty much on the North and West side of the lake itself (between I-5 and 99 and 85th and 50th), but I consider all the homes that surround Greenlake to be in the neighborhood of Green Lake or to at least have that same feeling. The fact of the matter is if you are within a few blocks or more from the lake then you are in Green Lake real estate zone or close enough. Our Seattle neighborhood boundaries are “flexible”.
So why does everyone want to live by this lake?
The actual Greenlake park is pretty wonderful with large open spaces and a loop that surrounds the lake itself. It is roughly three miles long and quite an asset to have close by! This is why other close by neighborhoods can seem to mash into Green lake a bit.
 Besides the lake itself, there are shops and restaurants galore all near the heart of this great neighborhood and it is also easy to commute from here in all directions. Green Lake is a great choice for University of Washington commuting, too!
Homes in this North Seattle area of Green Lake include some wonderful choices and interesting real estate! Green Lake townhomes, condos, bungalows, and newer Built Green options are all here! You can find homes anywhere between 1900 and new construction in Green Lake, but many tend to be 1920 ans 1930 built homes. Some are in original condition and falling apart, but luckily most of the homes in this area have been lovingly restored! Townhouse developments here are thoughtful and there are a lot of green real estate options as well. Just wanting to get into a condo? There are some great Seattle condos in Green Lake!
Other Seattle neighborhoods with homes close to this Green Lake?
Parts of Wallingford, Greenwood, Licton Springs, and Phinney Ridge are all very close to Green Lake and offer some great Seattle real estate. Maple Leaf and Ravenna are both right over the freeway from Greenlake. If you are on the edge of any of these close together North Seattle neighborhoods, then you can also enjoy Green Lake without much effort!
