Phinney Ridge Neighborhood Associations 14th Annual Home and Remodeling Fair-Sunday January 30th

If you are looking for ideas for your home and  are conveniently close by, say Phinney Ridge, Greenwood or Greenlake; Sunday January 30th is the Phinney Ridge Neighborhood Associations 14th annual Home and Remodeling fair.

The fair will run from 10:00am to 4:00pm. Not only is this a great time to get ideas for your home, but you may meet some new or old neighbors as well. Supporting local can lead to opportunity in building your personal community; whether that be in Phinney Ridge or one of the many other awesome Seattle neighborhoods.

At this years fair there will be over 90 exhibitors, everything from designers, architects, green building experts, consultants, permit experts (that is always a good person  to know), home equity loan experts, as well as many others.  Door prizes too donated by the exhibitors.

Valentines Day Dash at Greenlake-5k walk or run.

Bringing the love to the streets of Seattle! What better way to find a sweetheart if you don’t already have one. This years event is expected to have over 3,000 people.

Tour of Homes Event in Wallingford is this Sunday January 9th  from 11:00am to 4:00pm.  Ever wonder if Wallingford is the neighborhood for you?  Does it fit the

bill of your standards for schools?  How about community involvement?  Accessability?  Local businesses and walkability?  This is a great way to check it and to see a bit of history that resides in many Wallingford homes since the 19th century. 

$15 bucks gets you a ticket if you’re 13 and older – 12 and younger are f*r*e*e.  I like that word.  While you’re breaking out the stroller and mittens, snag a hot cup of coffee and a kiddo’s hot chocolate at your favorite cafe before viewing 8 beautiful homes.  The hostess with the mostest will give you an indepth story or two about their historic home.  No need to go in order as it’s a self guided tour.  Make it a family affair or a cool couple’s date! 

You can purchase tix at Tweedy & Popp Hardware (1815 N 45th St), Cutz Meridian Salon & Spa (4515 Meridian Ave N), and the Wallingford Neighborhood Office (2100 N 45th St) behind Tully’s. 

I wish I could give you a sneak peek of some of these beauties but it’s under lock and key. 

Weather is cooperating too – high of about 42 degrees, partly sunny.  Yay!  We broke 36 degrees finally!

Green Lake’s Indoor Skatepark

Green Lake’s Indoor Skateparkwell technically it’s Wallingford but hey(!) that’s just down the road.  I discovered this indoor skatepark when I had to take a U-Turn the other day and thought to myself “perfect blog”.   Then, just as I do when I drive  aimlessly, I forgot to blog about it.  THEN I was reading about the Green Lake Park’s decision to NOT fork over the money for outdoor lights at the Woodlawn area’s skate park to help those outdoor skaters out.  At that point I remembered what I was going to blog about in the first place.

And thus to my point.  This indoor skatepark rocks!  It’s logically located under Hard Hat Tool & Supply, in the semi-industry part of the Wallingford commercial district on 35th and Stone Way.  Mark Martinez, skateboarding guru and owner, opened up its Seattle location in 2003.  Mark’s been skating for over 15 years.  Say you don’t know HOW to skate?  Oh that’s ok – they have skateboarding camps and totally affordable too.  No reason for YOU or your 15 year old to be wondering what to do on a Seattle rainy day anymore.

Greenlake Adjacent-Ravenna and Candy Cane Lane

 

Just a quick jog from Greenlake Homes is the famous Candy Cane Lane in Ravenna. Each year, this block of 23 homes puts on a Seattle Christmas lights show to rival all others. The unique quality of this display is that all neighbors on this Ravenna street are expected to be a part of the annual tradition that has been taking place since the 1950′s. Grab your  egg nog latte from the Starbucks on Greenlake Way and head East to 20th and Ravenna for a display sure to bring you holiday cheer.

Getting there: From Highway 520, take Montlake Boulevard to University Village. Angle left at the signal onto 25th Avenue Northeast. Continue to Northeast 55th Street and turn left. Past the park, bear right on Ravenna Avenue Northeast, which curves left to become Northeast Ravenna Boulevard. On your right is the one-way exit to Candy Cane Lane; continue uphill to the next right, on Park Road Northeast (just opposite 21st Avenue Northeast) to enter Candy Cane Lane. Neighbors ask that you please drive slowly, or walk for better gawking.

Hours: 4 p.m. to midnight daily, through Dec. 31

Food donations:  There is no cost to visit, but canned-food donations for Northwest Harvest are always appreciated.

Here we are in December 2010 and rumor has it, one of the slowest times of the year for real estate.  Or is it?

Taking a look at the real estate stats for the last 30 days in the Green Lake neighborhood, there has been 24 transactions.  18 solds and 6 pending to close.  Not too shabby!  Along with these closed or closing homes, there’s 15 active homes on the market right now.  Looking at the last two months of inventory in Green Lake, it appears the inventory has reduced just a bit from 29 active homes.

The median price range has held steady in these autumn months - teetering back and forth between $493,500 and $498,000 but from October through today sellers have retained 98% of their list price.

Tangletown Real Estate

Looking to buy some Tangletown Real Estate?  Is it a wise purchase?  What kind of neighborhood life is Tangletown?  What about the schools?

Geographically, Tangletown is nestled between south Green Lake and north Wallingford.  Living here you can still take advantage of Green Lake’s paddle boats and basketball courts while walking to Wallingford for a glass of wine and live music.  But Tangletown has its own main drag (North 56th Street) you don’t want to miss!  Get an updo at Beehive Salon then walk across the street to grab one of many hotdog selections at Diggity Dog Hot Dog & Sausage stand and wash it down with a brew at the local Elysian Brewing Company ~ just kiddy corner from Might O Donuts.

The schools are amazing!  Let’s start with daycare and pre-kindergarden.  Green Lake Day Care and Preschool, managed by Anne Kelly, is a safe place you can trust.  Located at 63rd and Green Lake, it has three separate rooms for the Poohbears, Piglets, and Tiggers in a huge brick church.  My daugther went there from 1 year old as a Poohbear and graduated at age 5 as a Tigger.  She’s seven now and STILL talks about her teachers from Green Lake Day Care and Preschool.

The Elementary school will be McDonald in 2012 after a complete facelift but for now, it’s Lincoln Elementary.  Middle School is going to be Hamilton, and Roosevelt for high school.  I recommend going to the Seattle Public Schools Website for more detailed information.

Green Lake Real Estate Home Values: April 2010. Green Lake real estate has never been so affordable! It’s Spring!  And it’s tax credit season – well at least by April 30th.

Let’s take a look at the current Green Lake real estate market for single family residences (no Green Lake condos or Green Lake townhouses).  There are 59 active Green Lake MLS listings,  13 pending homes, and 10 sold homes in the month of April.  8 out of 10 Green Lake homes sold did so in less than a month.  The other 2 were multi million dollar homes and they took 120 days.

Average sold price in Green Lake right now for April 2010 is $343,333 for a two bedroom.  $501,650 for a 3 bedroom, surprisingly lower for a 4 bedroom at $437,000 and finally for 5 bedrooms and up it’s on average $800,000 and up.

Of course there are many reasons to make Green Lake your next home.

There’s the 2.8 mile paved loop on the inside or the 3.2 mile dirt loop on the outside of the lake’s parameters.  Turn Pike Pizza is amazing and one of a kind, even though the name sounds too familiar.  Super Jock and Jill sports apparel and #1 running shoe retailer of all time.  SPUD Fish n Chips – they must have grandfather rights cause this place has been a staple of Green Lake since 1940 and it’s considered a historical sight.  Okay, so if that’s not a reason to live in Green Lake then…

Maybe you’ll enjoy Mockingbird Books next to Rosita’s:  the all-time favorite kids place to eat while Mom or Dad suck down a margarita.  And those all those who wondered if there was a popular bar in this 35′s something 2.5 kid neighborhood…yes!  You can’t miss the nightlife (which begins at 2pm) at the Little Red Hen! So you see, Green Lake has both major franchises like Starbizzle and Title Nine Sports.  But it also has Urban Cafe (where you get a FREE coffe with cake or pie!) and Skinlogic.

I live and breathe Green Lake.  Why?  Because for me, it’s safe, affordable, awesome location, great schools, and I can run 2.8 miles and grab a Zeeks Pizza and Ben & Jerry’s Ice Cream right after.

Hmm, well after living here since 1996, I can honestly say Green Lake is my lifestyle choice. And that’s exactly what people look for when they search for their next home:  a lifestyle that suits them.

Green Lake is an active neighborhood, and since 1905 the community has developed into what it is today: one of the most sought after neighborhoods in Seattle with sustainable home values, great schools, and so centrally located it’s easy to get to where you need to go.  More information on schools.

Named after a surveyor named David Phillips, the glacier made lake sits smack dab in the middle of the community. It’s 2.8 mile radius makes it a popular path for bikers, commuters, runners, walkers, baby joggers, scooters, inline skating, skateboarding, dog walkers, canoes…just to name a few.

Don’t get me wrong – people travel from all around to enjoy the serenity the lake has to offer to. An abundance of tennis courts, boat rentals, enormous evergreen trees to kick back and read a book under, and a community center that offers yoga.  A game of pitch & putt anyone?  Catch a quaint and original show at the Bathhouse Theater.

According to the recorded sales in 2009, a single family home is on average $450,000 for about 1600 square feet, 3 bedroom typically 1 bath. Much of the homes in Green Lake were built in the 1920′s. My first home in Green Lake was built in the year 1903, and still a charmer! Many condos and townhomes are now available, built on zero lot lines. They start at $225,000. Many home owners remodel their bungalows to add an extra bathroom or finish the basement which was used as a boiler room back in the day.
