Green Lake Home Owner Selling Tips: If you are thinking about moving right now, there are some different approaches you need to take to be successful. We have a list of qualified Green Lake buyers waiting for the right house to come on the market. You won't have any trouble selling your house. No one can argue that fact right now.
Inventory is low and it is common to have multiple offers numbering in the teens.
The issue is making sure you take full advantage of the the situation by maximizing the terms to your benefit.

Where are you planning on moving and what are the market conditions there? If you plan on purchasing a Seattle home in Green Lake or another hot neighborhood, then you should be well prepared for making a competitive offer. Many people like to sell before moving, but in today's market if you have the ability at all to purchase and then sell your Green Lake home, then you have a safety net of making sure you secure your new home before you sell your current one.

Inspections, Preinspections, disclosures. Be prepared for buyers to preinspect your home before making an offer. This is so they can safely waive their inspection and offer you a stronger contract. Many buyers are also just waiving the inspection without preinspecting. In addition to a traditional structural inspection, many buyers are having a sewer scope performed on homes they are putting offers in on. Be prepared to possibly disclose newly discovered information about your home as a result of things that could come up in negotiations if you accept an offer subject to inspection. Choosing an offer that has either completely waived the inspection or has waived it based on a preinspection protects you from the possibility of having to disclose additional information you may not otherwise have knowledge of.

Green Lake Neighbor: Wallingford Real Estate In Seattle…February Statistics
Wallingford Real Estate has been busy! Since February 1, 2010, we’ve had 33 properties actively on the market. And of these 33 properties, 19 are still available to YOU.
First let it to be known that the radius of Wallingford is, in general, roughed in and not necessarily fixed, but they may be thought of as Stone Way N to the west, beyond which is Fremont; Lake Union to the south; Interstate 5 to the east, beyond which is the University District; and Woodland Park and NE 60th St. to the north, beyond which is Green Lake.
Within this proximity, they are hundreds and hundreds of sweet little bungalows, stunning Dutch Colonials, eco-built craftsman townhomes, and some Mediterrean mixed in too.

So for this sought after neighborhood - 33 new properties in one month is quite impressive.
Let’s get back to the breakdown: Of the 33 listings: 19 Active listings, 9 are pending, and 5 have sold within the last 34 days.
The average DOM (day on market) for the 5 that have sold is 47 days with an average price of $586,680.
A property just listed for $385,000 for a 2 bedroom 1 bath went straight to pending within one week. It’s not often a Wallingford single family residence gets listed for under $400,000. When it happens, people know the value of the Wallingford area so they go fast.

A Little Gem Called Maple Leaf sits contently just Northeast of Green Lake in the active North Seattle area. It’s a quaint rural suburb community annexed from Seattle in the 1950′s. There are different stories on adopting the name Maple Leaf but I still like the story of being a neighborhood so far north it’s nearly to Canada.
Since I help people buy and sell homes, it’s my nature to know interesting quirks about the community and a snapshot of the type of homes that are resting here. When I think of Maple Leaf, I think beautiful brick Tudor style homes that transpire individualism.
So to give you an idea of what your hard-earned money will buy you in Maple Leaf, within the last six months of these mostly Seattle bungalows and Tudoresque style houses, 65 residential homes have sold.

The median price is $450,000 for (on average) a 1900 square foot, 3 bedroom, 2 bathrooms house and a decent size lot. Half of these 65 homes were on the market for less than 30 days and sold for at or near list price.
Maybe the downside of Maple Leaf is the lack of sidewalks off the main Roosevelt drag that runs North and South. Street lamps light up the roads for safety though.
But the goodness far outweighs the “no sidewalk downer” in the 20,000 residents of Maple Leaf. Best known for – believe or not – the water tower and reservoir that sits atop the rounded hill – if 500 feet is rounded to you.

There’s a dynamite Olympic Elementary School, an ACE Hardware store that will knock your socks off and an awesome diner called Blue Saucer. I give it four out of five stars for food and ten stars for $ and 20 stars for serving locally brewed Stumptown Coffee. Shopping is close too with Northgate Mall right up the road. It was one of the first malls to be constructed West of the Mississippi.
Maple Leaf ranked 29th on the list in Seattle for walkability, scoring a healthy 73!
