While Wallingford’s population is greater than Green Lake or Phinney Ridge, it had fewer closings for the month of November, showing buyers and sellers just how tight the inventory continues to be in the desireable Wallingford neighborhood.

Wallingford saw ten home sales in the month of November with a median price of $585,000, an uptick from the month before.   The highest sale in November was $1.049,000.00 and the lowest sale was a $169,000.00 condo.  I have plenty of reasons why it’s the right time for a seller to list their home right now in Seattle’s NE and NW neighborhoods.

If you’re a mom with a child or children in public schools, hearing about the over-population problem in our schools is nothing new.  John Standford Elementary is the school essentially getting re-evaluated and this time portables might not cut it.

The proposal is to re-establish the attendance area stopping North and South at 45th Street (currently it’s 47th Street) and stopping at Burke Ave (currently it’s Stone Ave) going East to West.  McDonald Elementary and BF Day would be welcoming those new students.

The 35 page proposal by the school board can be read here.  If this affects you or someone you know, make sure to be at the meeting tomorrow night in the auditorium, Wednesday January 4th at 6pm at 2445 3rd ave South to be heard.  The voting begins January 18th for this proposal.

P-Patches in Seattle Neighborhoods

 Did you know there are 85 P-Patches in the City Of Seattle?  P-Patches have been around for 20+ years in Seattle’s urban areas.  They reach far north as Bitter Lake   and as far south as Leo Farm.  These last two p-patches are still in construction but it’s a great time to get in on the action!  Like everything else that’s good (like Molly Moon’s Ice Cream), P-Patches have waiting lists too!  Count on two years in some cases.  And no, you cannot give your plot away.  You have to notify the P-Patch staff. 

One P-Patch me and my dog Zeus walk to alot is the Good Shepard P-Patch in Wallingford.  It’s nestled in the same place as Seattle Tilth and Wednesday’s Farmer Market.  I love seeing the homemade signs that “onions” grow here or the smell of fresh soil as a patron is digging a hole for her lavendar plant.  Seattle Tilth’s innovative urban sustainable gardening classes are perfect for adults and kids. 

Another quite random P-Patch is the University District Pea Patch.  It’s just one street east of I-5 and the Express lanes and it’s been loving cared for by her community for over 25 years.  It has 48 plots and 97 people on the wait list.  So yeah, another waitlist.

How do these sustainable and extremely gratifying p-patches work?  The city’s Department of Neighborhoods combined with  the P-Patch Trust  (and some other authorities) get together to support, develop and manage community p-patches.  The community gardeners volunteer to coordinate the patches and loving grow and maintain the plots.  Oh, and there’s some paperwork to fill out.

Twins!

Twins!

My client is pregnant with twins.  And while this new experience is super exciting for her and her husband, the four story townhome is not so much exciting.  There is literally a bedroom on every floor.  Not screaming practical here. 

Time to stock up the car with plenty of bottled water and m&m’s. 

They live in the uber-urban neighborhood of Wallingford and didn’t want to venture too far away since schools are a major focus now.  So my checklist reads:

  1. Great Schools
  2. Walkable and Safe Neighborhood
  3. Practical Floorplan with Four Bedrooms, 2,000 sq ft.
  4. Easy Commute to Work
  5. Updated
  6. $500,000 to $600,000 Range

Do any of these ring a bell? 

Green Lake Beach

First we look in Greenwood because of an amazing 2011 home just built.  Almost a perfect fit: 4 out of 6.  Bonus: Two car garage!  Overall, the neighborhood wasn’t for them.  No sidewalks (one of those things I keep hearing about Greenwood) and walkability was poor.  And I’ll give it a 5 out of 10 on the school-meter.

We look in Ballard.  Too far West for commuting purposes.  Plus they weren’t familiar with the neighborhood and I think this psyched them out a bit. 

Wallingford was up next.  They found some wonderfully updated bungalows in this uber-urban neighborhood.  They were shocked by the price per square foot and really – when you’re having twins plus a nanny – you want square footage.

I guess I left the best for last.  Green Lake was our final destination.  Bingo! 

Wallingford Park and Wading Pool

It was a Sunday afternoon and I was at an open house for my own Green Lake listing.  She and her husband went to an Open House and fell in love with it.  Who said Open Houses don’t sell houses?  We wrote it up the next day.  They can walk to PCC, Green Lake Park is across the street and when they get hungry they can walk to Duke’s, Blu Water Bistro then Ben and Jerry’s for dessert.  Daniel Bagley Elementary is one of the top desirable k-5 elementary schools and they also have a Montessori.  If private schools are more your thing, St. Joseph’s is right up the road on 80th Ave.

Happy Mommy.  Happy Daddy.  And soon to be Happy Twins this Fall.

Green Lake’s Indoor Skatepark

Green Lake’s Indoor Skateparkwell technically it’s Wallingford but hey(!) that’s just down the road.  I discovered this indoor skatepark when I had to take a U-Turn the other day and thought to myself “perfect blog”.   Then, just as I do when I drive  aimlessly, I forgot to blog about it.  THEN I was reading about the Green Lake Park’s decision to NOT fork over the money for outdoor lights at the Woodlawn area’s skate park to help those outdoor skaters out.  At that point I remembered what I was going to blog about in the first place.

And thus to my point.  This indoor skatepark rocks!  It’s logically located under Hard Hat Tool & Supply, in the semi-industry part of the Wallingford commercial district on 35th and Stone Way.  Mark Martinez, skateboarding guru and owner, opened up its Seattle location in 2003.  Mark’s been skating for over 15 years.  Say you don’t know HOW to skate?  Oh that’s ok – they have skateboarding camps and totally affordable too.  No reason for YOU or your 15 year old to be wondering what to do on a Seattle rainy day anymore.

Admission and membership d’s found here and there are even rentals for boards, helmets, and party functions.

Wallingford Real Estate has been busy! Since February 1, 2010, we’ve had 33 properties actively on the market.   And of these 33 properties, 19 are still available to YOU.

First let it to be known that the radius of Wallingford is, in general, roughed in and not necessarily fixed, but they may be thought of as Stone Way N to the west, beyond which is Fremont; Lake Union to the south; Interstate 5 to the east, beyond which is the University District; and Woodland Park and NE 60th St. to the north, beyond which is Green Lake.

Within this proximity, they are hundreds and hundreds of sweet little bungalows, stunning Dutch Colonials, eco-built craftsman townhomes, and some Mediterrean mixed in too.

Let’s get back to the breakdown:  Of the 33 listings: 19 Active listings, 9 are pending, and 5 have sold within the last 34 days.

The average DOM (day on market) for the 5 that have sold is 47 days with an average price of $586,680.

A property just listed for $385,000 for a 2 bedroom 1 bath went straight to pending within one week.  It’s not often a Wallingford single family residence gets listed for under $400,000.  When it happens, people know the value of the Wallingford area so they go fast.
